Space Market Analysis

 

From October to November 2010, Calgary Arts Development conducted a detailed Space Market Analysis that included 151 individual artists and representatives from 60 organizations who completed the survey. This research provides a grounding for creative infrastructure development with the space and preferences that Non-Profit Organizations and artists require to fulfill their mandates.

I have attended the 4th open house meeting on October 26, 2011 and understand better the plan proposed for the site.
my comment is 5 fold:
1/ I believe CBE is making a mistake in selling the school and its grounds. With more density in this area of town, the communities will soon need a new school in this area and the CBE may not be able to find suitable and affordable land for such project in the future. So I believe the CBE is making a mistake by selling the land in the first place.
Having said that...
2/ the proposed development claims to renovate and rehabilitate the school building: this I applaud and fully support this part of the project. The removal of the 2 additional wings is good inititive and hopefully, this building will have its use in the community.
3/ the project, as presented at the last open house, showed the potential for building "multi family" 4 story high building. As much as I am reluctant to see any tall building in this area, I am also very aware that urban density is a fact and higher buildings are creeping their way into residential community. My concern is more about the sustainability of these buildings in a neighbourhood which has very old infrastructure. I do hope developpers and the city will work on the upgrading of these infrastructure prior to building new dwellings.
4/ the parking headache discussed at length at the meeting is also of concerns. Again, I do hope developpers and the city will update the laws and bylaws on this issue and that appropriate number of parking space (preferably underground) will be built. In the meantime, I do NOT believe 57 parking stall for the main art building and its activities will be enough and again, I do hope that more efforts will be made to accommodate people working / visiting the art center.
5/ Transit bus routes may also need to be added to serve this community a bit more efficiently.

Last, the presentation that I attended on Oct.26 was extremely well organised; the information was clear, the speaker was efficient and effective and I congratulate the whole team for the efforts made to involve the community.
